Momenta determined the highest and best use for the site, assessing for-sale versus rental strategies, underwriting returns across multiple scenarios, and advising on optimal product type. Momenta also coordinated and managed third-party consultants and engineers, helping advance the site through the City’s site plan approval process, and advising on overall development structure - whether the developer should pursue the project independently or partner via a joint venture - so the site progresses from early planning to an entitled, financeable development plan.
